2012 TCAP and ACT Results Pummel State Averages

Williamson County Schools have a sparkling reputation for being some of the best public schools in the state of Tennessee.  And for good reason.  Williamson County Schools is the highest achieving school district in the state according to the Tennessee Department of Education’s published TCAP results (The Tennessee Comprehensive Program, or TCAP, is a set of statewide assessments given in Tennessee).

According to the Williamson County Schools website, the district ranked first in the areas of reading/language arts, mathematics, science, and social studies for grades 3-8.  Williamson County Schools also outscored the state ACT average of 19.2 and the national average of 21.1 for grades 9-12.

Also, it’s very important to note that Williamson County Schools had a total of nine schools that earned Reward School distinction from the state.  Under Tennessee’s new accountability system, Reward Schools are defined as the top five percent of schools in the state for annual growth and academic achievement.

What about the Franklin Special School District?

I’m glad you asked.  The Franklin Special School District (FSSD) gets its name from a Special Act of the state legislature that provides the Board of Education its own taxing authority.  If you live inside the FSSD boundaries there are additional tax dollars collected that go directly to the seven schools in the FSSD.  The idea is for this district to have funds to make sure the learning experience is “excellent for all”.

The FSSD is located in Franklin and is therefore surrounded by the Williamson County School district and the TCAP results are enough to give them the third highest ranking in the state of Tennessee (Williamson County is #1).

Still confused as to why there is a Franklin Special School District?  You aren’t the only one.  Some people think that Williamson County Schools should absorb the seven schools of the FSSD citing Williamson County’s higher TCAP scores.  Although there are strong advocates for the FSSD claiming that the benefits of autonomy give the district flexibility.  Regardless here are the TCAP scores for 2012:

Williamson County Real Estate Market Report

williamson county homes for sale market reportHomes sales year to date (YTD) for single family homes in Williamson County are up 23.7% and up 54.1% for condos compared to 2011.  So far a total of 2,993 residences have sold in Williamson County in 2012 with an additional 1,967 residences that are currently listed for sale.

  • 2,748 single family residences (up 23.7% from 2,221 in 2011)
  • 245 condos (up 54.1% from 159 in 2011)
  • 1,845 single family homes listed for sale in Williamson County
  • 122 condos listed for sale in Williamson County.

The absorption rate for single family homes in Williamson County is 4.5 months and for condos it is 3.5 months.

Franklin, Tennessee‘s newest housing development is the much anticipated Berry Farms. This community is conveniently located just a few miles off of the I-65 / Peytonsville Rd (Goosecreek Bypass) exit on three tracts of land equal of 604 acres.

Franklin‘s Berry Farms is a planned unit development that will ultimately feature a mixture of residential, office, retail and restaurant construction. Sidewalks, tree-lined streets and a balance between home, work, commerce and leisure are a few of the things that Berry Farms intends to provide.

But according to the Berry Farms website, the community is “so much more than a residential, commercial or office park development. It is a place that represents a new and better way of living and working. A place that continuously captures our attention, imagination and affection.”

Berry Farms will provide walking trails, bike paths, green-spaces and a well thought out street design that will encourage connecting with your neighbors within the Berry Farms community.  And that is all part of the developer’s vision to connect people to the things in their lives that are most meaningful.

The Berry Farms masterplan shows the three major sections of Berry Farms along Peytonsville Rd (Goosecreek Bypass); Reams-Fleming, Chadwell and Town Center.  Phase 1 is already under construction in Town Center and will include 11 commercial lots with approximately 70,000 square feet of retail, as well as Hughes Mill at Berry Farms, which includes 53 residential lots.
